Real Pricing, Not a Guess

Cold room pricing in Kenya varies more than AC pricing because size, insulation grade and refrigeration capacity all scale together — a small restaurant walk-in and a warehouse-scale export cold store are completely different projects. Below are real price bands based on our own installations across Nairobi, Mombasa, Kisumu and Nakuru.

Cold Room Pricing by Size & Type

What Affects Your Cold Room Price

  • Floor area and ceiling height: Total cooled volume is the single biggest cost driver.
  • Chiller vs freezer: Below-freezing rooms need a stronger compressor and thicker insulation than above-freezing chillers.
  • Panel thickness: Standard 100mm PU panels suit most chillers; freezers and blast-freezing typically need 150mm+.
  • Location and climate: Coastal and lakeside sites (see our Mombasa and Kisumu pages) often need extra corrosion protection and higher-capacity condensing units.
  • Site access: Panel delivery and available power supply can affect installation labour cost.

Common Questions

Cold Room Price in Kenya — FAQs

How much does a cold room cost in Kenya?

A small walk-in cold room for a restaurant or shop typically starts from around KSh 450,000 to 500,000. Medium commercial rooms range from KSh 700,000 to 1.5 million, and larger warehouse-scale or export-grade cold storage is priced individually after a free site survey.

What drives the price difference between cold rooms?

The biggest factors are floor area and ceiling height (total volume to cool), insulation panel thickness, whether it's a chiller or freezer, and site factors like access for panel delivery and available power supply.

Is a blast freezer more expensive than a standard freezer room?

Yes, blast freezers use a significantly more powerful refrigeration system to drop temperature very quickly, which increases both equipment cost and electrical supply requirements compared to a standard freezer room.

Do cold room prices differ by location in Kenya?

Slightly. Coastal and lakeside installations often specify additional corrosion protection and higher-capacity condensing units, which can push pricing a little above the standard Nairobi range — see our Mombasa, Kisumu and Nakuru pages for area-specific detail.
